Indoor Golf Simulator Opens in Rochester Thanks to BLP and Community State Bank

Village of Rochester, WI – When Chris Conigliaro set out to launch Shooters Tavern & Golf Simulators, he saw more than just a business opportunity—he saw a way to bring something new and exciting to the community.

With a background in real estate, construction, and business management, Chris had the skills to develop the space, but turning his vision into reality required the right financing.

That’s where Business Lending Partners (BLP) and Community State Bank came in. Working with David Schalk at Community State Bank, Chris secured funding to complete renovations at 120 N Browns Lake Dr. This financing allowed him to transform the building into a state-of-the-art indoor golf facility with high-definition simulators, a welcoming sports lounge, and a full-service kitchen operated by a third-party tenant.

To fund the purchase and renovation, Community State Bank covered 50% of the project costs, BLP provided 35% through an SBA 504 loan, and Chris was able to move forward with just a 15% down payment.

Thanks to the support of BLP and David Schalk, Shooters Tavern & Golf Simulators is filling a long-standing gap in the local entertainment scene. With its prime location and unique offerings, the facility is set to draw visitors from Burlington, Waterford, and beyond—creating jobs, boosting the local economy, and adding to the community’s vibrancy.

Building construction and launching a business is one of the most rewarding things I do. Partnering with BLP made it possible to offer a program that helped our customer achieve his goals. The meetings clarified the process and costs, eliminating surprises. The project moved quickly, allowing our customer to open ahead of schedule. Now open to the public, Shooters Tavern & Golf Simulators is quickly becoming a go-to spot for golf, drinks, and community. Guests can visit Monday- Thursday from 11 AM–10 PM, Friday from 11 AM–midnight, Saturday from 8 AM–midnight, and Sunday from 8 AM–8 PM.
